Collaboration agreement between the owner and RentInAlcala

On the first page of the collaboration contract with the owner, there would be the owner’s data, those of RentInAlcala and those of the property offered.

Cláusulas

  1. El propietario ofrece a RentInAlcala las habitaciones descritas en la primera página de este contrato para que las comercialice en su nombre y gestione los contratos de alquiler a estudiantes o profesionales.

2.El plan básico efectuado por RentInAlcala incluirá:

    • La realización de un reportaje fotográfico.
    • Enseñar el apartamento, según lo acordado con el propietario.
    • Realizar la gestión del contrato.
    • Hacer una vista a cada habitación y zonas comunes para hacer el cuestionario de llegada con cada inquilino. El plazo para realizar este servicio es de una semana desde la llegada de este al apartamento.
    • Envío de un email mensual recordatorio del pago del alquiler y gastos de consumo al inquilino.
    • El envío a los inquilinos de un dossier con toda la información que necesitan saber:
      • Sobre la revisión inicial y comunicación de problemas al propietario.
      • Consejos para disminuir el importe de los gastos de consumo reales.
      • Sobre el transporte público y cómo obtener la tarjeta de transporte público.
      • Sobre el empadronamiento.
      • Teléfonos de emergencias.
      • Cómo actuar en caso de robo.
      • Cómo actuar en caso de incendio.

 

3. If the owner wishes to hire any extra service, the table with the rates can be consulted in Annex II. These rates may vary from year to year. RentInAlcala will send an email to the owner to inform them of any changes.

4. RentInAlcala will receive the payment of the tenant’s deposit as proof of the room reservation and will transfer it to the owner by bank transfer. In addition, RentInAlcala will send the tenant the proof of payment of the deposit to the owner by email.

5. RentInAlcala may collect the fees by bank transfer from the owner or by adjusting the amount of the deposit received with what the owner owes to RentInAlcala. For the latter, a document justifying such adjustment shall be signed. See Annex III.

6. The owner may deregister his/her property from RentInAlcala at any time from the signing of this contract as long as he/she does not have any RentInAlcala customer staying or with a reservation made. If the owner cancels when he/she has reservations made, he/she will assume civil responsibility for the damage he/she has caused to the clients. It will compensate each one with one month’s rent and with two monthly payments when the termination is within the 30 days prior to the start of the contract of the tenant who has a reservation.

7. The landlord has the right to market all the rooms in his apartment on his own. The tenants that the landlord obtains in this way will have the same obligations and rights as other RentInAlcala customers.

8. The owner of the property agrees to accept as tenants the clients who book through RentInAlcala.

9. The owner may modify the prices of the rooms by informing RentInAlcala in advance. You must send an email to info@rentinalcala.com communicating such changes and RentInAlcala must confirm receipt of such email. The new prices will not apply to reservations made prior to the price change.

10. The landlord may set, in agreement with RentInAlcala, a different price for short stays, which will be set out in Annex IV. These prices may be modified whenever you wish by previously informing in writing to info@rentinalcala.com, with acknowledgement of receipt by RentInAlcala, and without prejudice to the current contracts, or future reservations already formalized, that you have with the tenants.

11. The owner of the property assures that the property offered complies with the legal safety requirements, especially those related to gas and electricity installations, and that the property must be insured.

12. The owner acknowledges that he has sufficient legal title to authorise RentInAlcala to manage the rental of the rooms in the property in question.

13. In the event of a possible conflict between the landlord and the tenant, the arrival form that is signed will be considered as proof of the condition of the apartment.

14. In the event that the tenant who books a room does not get to stay, according to the cancellation policy, which corresponds to Annex V, the deposit deposited will mean compensation for the owner.

15. The Owner declares to use the email address written on the first page of this contract under the heading “contact email”. Any change of email address must be reliably notified to RentInAlcala in writing.

16. In relation to data protection, Annex VI shall be signed.
